Where is Coral Springs in Florida?

Statistics report that in May, 2008, the median sales price of a home in Coral Springs was $350,000 while average sale was $393,434.  The MLS reports 273 single family homes sales as of May 31st. The highest price = $1,702,500 and the lowest at $72,500.

Coral Springs is known as "the city in the country" for its community parks, excellent school system and attractive neighborhoods. The city is the 11th largest in Florida, located in Broward County on the southeast coast only 30 minutes from the beach and halfway between Miami and West Palm Beach. 

Coral Springs was incorporated in 1963 and has seen tremendous growth in the last 40 years. It is one of the most successful planned communities ever built! It was originally designed as a retirement community, but has become a premier city for families to live, work and play. The city's population exploded in the 1990's, and the community has responded with excellent recreational and cultural developments.  Money Magazine lists Coral Springs as one of the "Best Places to Live" ranking 27 in the top 100.

According to the US Census Bureau estimates of 2006, Coral Springs had a population of approximately 128,800.  Of that population, 28,942 people were age 50 and older.

During the 1970s, 1980s and 1990s, the young city grew rapidly, adding over 35,000 residents each decade. Coral Springs has a distinctive atmosphere among South Florida cities, due in part to its stringent codes designed to maintain the city's aesthetic appeal. The city government's effective fiscal management has maintained high bond ratings, and the city has won accolades for its overall livability, its low crime rate, and its family-friendly orientation.

Coral Springs is a sprawling city, with few tall or prominent structures. The tallest building in the city is a 12 story condominium, with five more buildings topping out at 10 stories, including three office buildings lining University Drive, one of the city's main roads.  Strict landscaping and sign laws were established for the city — a question in the original version of Trivial Pursuit noted that the city hosted the first McDonald's without the distinctive Golden Arches sign.  Restrictions on commercial signs, exterior paint colors, roofing materials, recreational vehicle and boat storage, and landscaping specifications are all strictly enforced; consequently, real estate values in the city are significantly higher than the county as a whole.

The city’s downtown is the focus of an extensive redevelopment plan, estimated to cost close to $700 million.  The plan to revitalize the city's core started with an open-air shopping and entertainment center—"The Walk"—and progressed with the construction of "One Charter Place" which opened April 2007. When coCoral Springs Downtown mpleted, the redeveloped downtown area will offer office, retail, and a new government center, encompassing approximately three million square feet of floor space, in addition to approximately 1,000 residential units and a new hotel.

The City of Coral Springs' Parks and Recreation Department operates over 50 municipal parks, including a water park and a skate park, encompassing over 675 acres.  Coral Springs' largest park is Mullins Park (70 acres). Of the four conservation areas in the city, Sandy Ridge Sanctuary is the biggest, at 38 acres.  The city is home to a 180-acre Sportsplex that host major community festivals, an aquatic complex, tennis center, ice arena, golf driving range, wildlife hospital and more!  Coral Springs is nationally known for hosting
the Honda Classic, a tournament on the PGA Tour. The city is also in the Guinness Book of World Records for making the world's largest hamburger and milkshake on its 25th anniversary!
